Scope of works
Works carried out on units 5a, 5b, 3a, 3b, 3c (total of 5 units and external works) were as below
- Remedial works to internal walls and floors
- Remedial works to Electrical fittings etc
- Stripping out and removal/relocation of Production Plant and machinery.
- Repairs/Replacement of Roller shutter doors (Sub Contractor)
- Repairs to Damaged Cladding and flashings
- Oversee emptying of units and Cleaning.
- Painting as required.
Firstly, JSD concentrated on the removal of existing production plant and machinery from Units 5a
(new plant that has gone into storage for potential relocation to an alternative site in Lockerbie)
Unit 5A

Unit 5a -Plant Being Stripped
The Tanks and Access Gantry are currently in storage with MK Transport in Blackburn awaiting instruction.
Other works carried out in this unit included
Internal
- Removal of a pallet racking system.
- Repairs to the concrete floor.
- Stripping out and making safe the electrical circuits that were used for production.
- Replacing faulty lighting and a thorough clean of the unit.
External
- Replacement of damaged building cladding and flashings.
- Clearing of external drainage and channels.
- Brickwork repairs and shutter door servicing (by sub-contract partner).
Completed empty unit ready for new tenants
Works in Unit 5b were as follows
Internal
- Removal of the Production Plant and machinery
- Extensive repairs and replacement of floors.
- Stripping out and making safe electrical circuits and redundant trunking from production machinery, replacing faulty lighting and replacement of missing panels in ceiling.
- Replacement of 1 roller shutter door.
- Painting and decorating
External
- Repairs / Replacing damaged Cladding and Flashings.
- Clearing of Drainage to ensure running free.
- Rebuild of loading bay walls.
- Brickwork repairs.
Old Production Plant in 5b – Before removal
Units 3a and 3b
JSD Engineering works in 3a and 3b were as follows: –
Internal
- Assisting in the Removal of pallets and materials.
- Repairs to the lighting system and replaced faulty fittings.
- Repairs to the Circulation fan circuits and repairs broken fans.
- Painting and decorating.
External
- Repairs / Replacing damaged Cladding and Flashings
- Repairs to flooring with epoxy floor repair product.
- Floor scrubbing with mechanical floor scrubber.
Units 3c
JSD Engineering works in 3c were as follows: –
Internal
- Assisting in the Removal of pallets and materials.
- Repairs to flooring with epoxy floor repair product.
- Floor scrubbing with mechanical floor scrubber.
- Repairs to the lighting system and replacing faulty fittings.
- Repairs to the Circulation fan circuits and repairs broken fans.
- Painting and decorating.
External
- Repairs / Replacing damaged Cladding and Flashings

- Removal of Boiler and water tank and all connected pipework and electrical.
